These Terms of Service ("Terms") govern your use of YEG Property Solutions Inc.'s services, including our pre-listing renovation services, realtor partnership program, and website. By using our services, you agree to these Terms.

1. Services Overview

YEG Property Solutions provides:

• Strategic pre-listing renovation services
• Property assessment and renovation planning
• Hybrid payment model renovations (partial upfront, balance at closing)
• Cash purchase solutions for select properties
• Partnership programs for licensed real estate professionals

2. Eligibility

To use our services, you must:

• Be at least 18 years of age
• Have the legal authority to enter into contracts
• For property renovations: be the legal owner or have written authorization from the owner
• For realtor partnerships: hold a valid real estate license in Alberta

3. Renovation Services Terms

3.1 Assessment and Quotes

• Initial property assessments are provided at no charge
• Written quotes are valid for 30 days unless otherwise specified
• Quotes are based on scope of work discussed and may change if additional work is requested

3.2 Hybrid Payment Model

• Approximately 20% of project cost is due upfront
• Remaining balance is due at property closing
• If property does not sell within 6 months, alternative payment arrangements must be made
• A lien may be placed on the property to secure payment of the balance

3.3 Project Timeline

• Typical renovations are completed within 2-3 weeks
• Timelines may be affected by permit requirements, material availability, or scope changes
• We will communicate any delays promptly

3.4 Change Orders

• Additional work outside the original scope requires written approval
• Change orders may affect project timeline and cost
• All change orders must be approved before work proceeds

4. Realtor Partnership Terms

4.1 Partnership Benefits

• Priority scheduling for referred clients
• Founding partners receive preferential rates locked for the duration of partnership
• Direct communication throughout client projects
• Marketing support and co-branding opportunities

4.2 Realtor Obligations

• Maintain valid Alberta real estate license
• Accurately represent our services to clients
• Disclose partnership relationship to clients
• Respect client confidentiality and our proprietary information

4.3 Commission Protection

• We do not circumvent realtor relationships
• All client communications flow through the referring realtor
• We do not solicit referred clients for direct business

5. Warranties and Guarantees

• All work is performed by licensed and insured contractors
• We warrant our workmanship for 1 year from completion
• Manufacturer warranties on materials are passed through to clients
• ROI projections are estimates based on market data and not guaranteed

6. Limitation of Liability

To the maximum extent permitted by law, YEG Property Solutions' liability for any claim arising from our services shall not exceed the amount paid for the specific service giving rise to the claim. We are not liable for indirect, incidental, or consequential damages.

7. Indemnification

You agree to indemnify and hold harmless YEG Property Solutions, its officers, directors, employees, and contractors from any claims, damages, or expenses arising from your breach of these Terms or your use of our services.

8. Intellectual Property

• All content on our website is owned by YEG Property Solutions
• You may not use our trademarks, logos, or content without written permission
• Photos of your property may be used for our portfolio with your consent

9. Termination

• Either party may terminate services with written notice
• Termination does not affect payment obligations for work completed
• Realtor partnerships may be terminated with 30 days notice

10. Dispute Resolution

• We strive to resolve disputes through good faith negotiation
• If negotiation fails, disputes will be resolved through mediation in Edmonton, Alberta
• These Terms are governed by the laws of Alberta, Canada

11. Modifications

We may update these Terms from time to time. Continued use of our services after changes constitutes acceptance of the modified Terms.
